STAGE 01: Initial Consultation/ & Briefing
Initially we will meet you to take your brief. We can also help you to develop the brief to ensure that all your requirements are included.
Stage 02: Feasibility and Sketch Schemes
We look at the site and/or building and develop a few suggestions on how we might achieve your requirements. At this stage we may find that there are various ways this can be done and each can be explained, discussed and evaluated before moving on.
Stage 03: Planning Permission
Once a scheme has been agreed on we can submit a planning application to the Local Authority for approval. We are able to advise on the planning process and act as the Agent for the application. We are also able to assist with any other consents required, e.g. Party Walls, Landlord’s Consent, Health & Safety, etc.
Permitted Development is an alternative approach to gain consent from your local authority without the need for planning permission. In some cases you can extend your property up to 8 meters at single storey level without the need to apply for full planning permission. We are experts with the current planning and permitted development laws to maximise the potential of your project.
Stage 04: Building Regulations, Specifications & Tendering
Building Regulations Packages.
Usually commenced once planning permission has been granted, a building regulations approval is required to cover the technical aspects of the building. Again, we are able to advise on how to satisfy the regulations and act as the Agent for the application.
We undertake to produce all drawings and specifications necessary to explain the construction works to a contractor to build the project. Collating this information before works starts ensures that nasty surprises are kept to the absolute minimum.
Depending on the size of the project, we can either organise a tender to enable a number of contractors to competitively price the works or negotiate the works direct with a chosen contractor. We can advise on the best way forward and the benefits.
Stage 05: Construction Work
Uskuri Theobald Architects can act as the Contract Administrator during the construction work. In this role we act as an impartial intermediary between Client and Contractor to ensure that the works go as planned and to budget. Regular site visits are undertaken to look at the works in progress.
